Every month we round up what’s new in Alto. This edition covers the biggest one yet: Six AI skills that each take a manual, repetitive job your agency does, from start to finish. Plus a new route to completion through online auctions, a court-ready Section 8 process, and new partner integrations available in the Alto Marketplace.
Here’s what’s new, and what it means for your agency.
Alto Intelligence: Skills that actually do the job, not just help with it
Most agencies now use AI. Very few use it where the money is.
We ran the numbers ourselves. In The 2027 AI in estate agency report, our study of hundreds of sales and lettings professionals, 69% told us they use AI regularly or daily. But 85% use it in four areas or fewer, almost all of it writing tasks: Property descriptions, emails, a bit of social. The revenue-critical work is barely touched. Sales and lettings progression sat at 4%. Compliance at 5%. Appraisal prep at 10%.
That’s the gap Alto Intelligence is built to close. It doesn’t hand you a cleverer chatbot. It takes a job you’d normally do yourself and does the whole thing, working from your own agency’s records, in your agency’s voice, then hands it back for you to approve.
We call them skills. Six are now live, rolling out to customers gradually.
- Appraisal builder: Does the groundwork for every appraisal, so your valuer walks in with the full picture: The comparables that genuinely compare, your own nearby sales and lets, and the local context that matters. It drafts the report in your agency’s voice, ready to review. It never sets the price, that stays yours.
- Listing writer: Learns from the listings you’ve already published and drafts the overview, key points and room-by-room in the same style. It knows a rental sells on different things to a sale, rather than swapping a few words around.
- Property matcher: Searches your database whenever a property is listed, a price changes or an applicant registers, and scores each match on how well it actually fits, so no one’s dropped for falling the wrong side of a filter. Each applicant gets one curated email, not a ping per property.
- Progression chaser: Ranks your live pipeline by risk, not by how long a sale’s been sitting there, explains why each one’s flagged, then drafts the chase to whoever’s holding things up. If a call would work better, it says so. You set the thresholds and review every message.
- Message writer: Drafts any email or letter in your agency’s own words, learning how each person writes from what they’ve already sent. Names, dates and numbers come straight from Alto, not a third-party AI, and it remembers the edits you make for next time.
- Alto IQ: Ask a question in plain English and get a number, chart or table straight back, with an explanation of what’s driving it.
Two things matter most:
- You stay in control: Every skill hands back a finished draft to review, edit and send, and nothing reaches a client until you approve it.
- It all runs on your own data: Scoped to your branch, held in the UK and never shared across agencies, so the work sounds like your agency because it’s built from your agency.

Alto Auctions: A new route to completion, built into your CRM
Some properties do better at auction. Until now, that meant a separate process, a separate provider and a stack of manual admin. Alto Auctions brings the whole thing inside Alto.
You can spot the stock that suits auction, with pricing and suitability guidance built into the workflow, then run it your way, self-managed or fully managed, with no separate contract and no specialist needed. Agents earn £2,500 per completed sale on top of their vendor fee, and it’s included in your subscription.
It’s built with Bamboo Proptech, and it lives where the rest of your deals already do.
Renters’ Rights: Compliance that keeps pace with the law
The Renters’ Rights Act is the biggest shift in rental legislation in decades, and it keeps evolving. We’re continuously updating Alto to stay aligned with it, so the compliance burden of each change lands on the software rather than on your team. A recent update.
Section 8 possession, guided end to end. With Section 21 gone, repossession is now a court process rather than an administrative notice. Pick your grounds and Alto shows the correct notice period for each. Get your earliest court filing date calculated for you. Keep the evidence against each ground, ready if it’s ever questioned. And track every case, from grounds recorded to keys returned, on two new progression boards.
This sits alongside everything else we’ve built for the Act: Assured periodic tenancies fully supported, a bulk conversion tool to move existing tenancies across, and digital information sheets with a tracked audit trail. More is on the way as the legislation rolls out, so you’re never working an unfamiliar new requirement out alone.
This is guidance rather than legal advice, but it means keeping up with Renters’ Rights is something Alto does with you, not something you carry by yourself.
