The auction market has changed.

Here's what the data shows.

Auction activity is up 36.5% year on year

The market has shifted. Sellers who would never have considered auction a few years ago are asking about it — and agents who haven't built it into their offer are starting to feel the gap.

Less than 1% of online auction transactions fall through

Compare that to 23.4% of private treaty sales in the first half of 2026. For vendors who've already watched one sale collapse, that difference changes the conversation.

56 days to complete, versus 98 for other methods

A fixed timeline and a committed buyer from the moment the auction closes. That's what auction offers vendors that private treaty currently can't.

The deals private treaty was never right for

You have them on your books right now.

Probate, relocation, a collapsing chain, financial pressure. These vendors need speed and a firm date, not the last few thousand on price. Private treaty gives them neither, and the deal can still fall through weeks in.

A property that’s been reduced twice, or fallen through once, needs a different route. Instead it’s relisted, reduced again, and left to sit while the vendor’s confidence in you drains away.

Auction is technically available to every agency. It just sits in a separate platform, away from the moment you’re deciding what to do with a listing, so it only happens when someone remembers to think of it.

Auction now stops depending on anyone remembering it

Alto Auctions flags auction-ready properties inside Alto and lets you send them to auction in one click. The opportunity finds you, in the flow you're already in, rather than depending on anyone to spot it.

Nothing gets missed

Alto scores every property on your books for how likely it is to sell at auction, and puts a Send to auction button beside it. Stalled stock gets flagged before it becomes a pipeline problem, with nothing to triage manually.

No specialist needed

Any agent can run an auction sale from start to finish, with pricing and suitability guidance built in before the vendor conversation. That means auction scales across every branch without adding headcount.

It stays yours

Your brand, your client, your fee. You keep the vendor relationship instead of referring it away, and you can run it self-managed or let Bamboo manage it, with full visibility inside Alto either way.

Move more pipeline

Offering auction gives vendors a faster, more certain route to sale. Having it in your offer means you can say yes to more appraisals, including the ones a competitor might take because you couldn't.

Unlock a new revenue stream from stock you already have

Alto Auctions is included with Alto, at no additional platform cost. When an auction sale completes, the buyer pays a £5,000 fee. £2,500 of that goes directly to your agency, on top of your standard vendor fee. No contract required.

There are two ways to run it, and you can switch between them at any time:

  • Self-managed: your team runs the auction workflow inside Alto, with Bamboo’s back-office support in the background
  • Fully managed: Bamboo lists, manages, and completes the sale, while your team keeps full visibility inside Alto

FAQs

Do we need specialist auction knowledge?

No. Alto Auctions builds pricing guidance and suitability insight into the workflow, so any agent can run a sale. For agencies that would rather hand the sale off entirely, the fully managed pathway through Bamboo needs no auction expertise from your team.

How often do auction sales fall through?

Rarely. Across Bamboo’s network of 1,100+ branches, fall-throughs run under 1%, because the buyer is financially committed from the point of sale. [Final clause pending auction model]

What does it cost and what do we earn?

Alto Auctions is included in your Alto subscription. When a sale completes, your agency earns £2,500 from the buyer fee, plus your own vendor fee on top. No contract required.

How long does an auction sale take?

Most properties complete in 6 weeks. Exchange happens on the day of the auction, with a committed buyer in place from that point.

Is it right for all our stock?

No, and that is by design. Bamboo analyses your pipeline to identify strong auction candidates. Agents are prompted to consider auction for the right stock at the right time, not across the board.

Where does the sale sit inside Alto?

Every stage from identification to completion is tracked inside Alto. No separate platform, no fragmented records, no manual updates.

Who is Bamboo?

Bamboo Proptech is Alto’s online auction partner, providing the data, workflow, and back-office support that powers Alto Auctions. For fully managed sales, Bamboo’s service arm lists and manages the sale end to end.
