People see new homes going up and assume they’ll be available to buy. However, the reality looks very different.
By combining official housing data with Alto’s market insight, we’ve estimated how many new homes actually enter the agent-led sales market — the one buyers interact with day-to-day. In many areas, it’s a fraction of the number of homes being built.
Nationally, only 1 in 10 new homes reach the open sales market.
In some regions, the gap is even more pronounced — from around 2% in London to over 15% in parts of the South West. The rest are absorbed into build-to-rent, shared ownership, affordable housing allocations, or simply never listed.
