Make no mistake: 2027 is not going to be just another year in estate agency. 

Renters’ Rights already tore up the rule book on evictions and rent reviews, with more changes to come. Starting from April, Making Tax Digital will add quarterly landlord reporting to the to-do list. Meanwhile, AI continues to reshape the ways agents work day to day.

These are major shifts which will put every letting agency’s software and processes through their paces.

Must-have #1: Compliance you can prove

100% of multi-branch agencies now cite compliance as their primary concern, according to Alto’s Agency Trends Report 2026. That’s hardly surprising when you consider the immense compliance pressure letting agents are now under.

The Renters’ Rights Act phase 1 took effect on 1 May 2026, banning Section 21 evictions and changing the rules on rent reviews. It also introduced new rights around pet requests and restrictions on rent bidding. 

Getting lettings compliance wrong now means a lot worse than a slap on the wrist. It can result in a possession claim falling apart in court, or a civil penalty starting at £7,000 and rising to £40,000 for serious or repeat breaches.

Making Tax Digital adds another layer. From April 2027, landlords with qualifying income between £30,000 and £50,000 will have to submit quarterly digital records to HMRC through approved software. For agents managing those portfolios, reports will have to stand up to scrutiny and be ready on time, every time.

All of this comes on top of the certificates and deadlines agents were already juggling, including gas safety, EICR, EPC renewals and deposit protection, which all come with their own expiry dates and their own penalties for missing them. 

Lettings agency coach Rachel Ollington says: “We’re seeing more and more good agents doing the right thing, but falling short on documentation, not having a traceable, dated record of every action they’ve taken that they can refer back to, or produce for a court or legal body if it’s ever challenged.” 

Jo Wright, founder of Wright Letting, agrees. She says: “In 2027 the most important part of a CRM is going to relate to compliance. You have to be able to quickly access key dates and provide landlords with MTD information at the push of a button.
