In June 2026, 4,042 lots were offered at auction and 2,659 sold, up 36.5% and 33.4% respectively in the same month only a year earlier, according to Essential Information Group data reported by The Intermediary. Quick Move Now’s Q2 2026 data shows 23.4% of UK property sales fell through in the first half of 2026, with a third of those failures caused by buyers unable to get a mortgage over the line and more than a quarter collapsing after the survey. Two routes to auction, and the difference matters

Online auction often splits into two models, and vendors will ask you which one you mean.

Conditional auction, often called the modern method of auction, gives the buyer a 28-day window to exchange and a further 28 days to complete. The buyer pays a non-refundable reservation fee at the close of the auction, which is what creates the commitment.

Unconditional auction, the traditional model run online, means exchange happens on the day the auction ends, with completion usually 20 to 28 days later.

Both offer more certainty than private treaty. Neither needs a room full of bidders. Either way, the buyer has money at stake from the moment the auction closes, which is the part that changes the odds on completion.

Distressed stock is no longer the whole story

This is probably the most important shift for agents to understand.

Auction stock in 2026 is not what it was. Richard Worrall, immediate past president of NAVA Propertymark, told Property Industry Eye: “Buyer sentiment appears more positive, the certainty of sale at auction is becoming increasingly appealing to sellers, and we are now selling far more properties to ‘end users’ than at any point in my career.”

Supply has shifted too. NAVA Propertymark reports that portfolio landlord activity is driving growth, with more flats and converted houses coming to auction as individual buy-to-let landlords exit following the Renters’ Rights Act. If you run a lettings book alongside sales, those landlords are already in your letting agent software and your property management software. Some of them are your next auction instruction.

The wider point is that vendors with chain-free homes, time-sensitive moves, or simply a preference for a fixed date are choosing auction because it suits them, not because they’ve run out of options.

Three things stale stock is usually missing: a committed buyer, a fixed timeline, and a reason for the market to act now. Online auction provides all three.
